A Mold or Water Damage Inspection for Arlington Homes

Arlington County says it directly: neither the County nor the Commonwealth of Virginia has an agency that inspects, tests or remediates mold. Finding qualified help is up to the homeowner.

Most Arlington homes are not houses. The County's 2026 statistics count 127,087 housing units, and 72.7 percent of them are multifamily. In a condo, the source of a problem can be in a unit you do not own, which is one more reason to have a careful look before you spend money on the wrong fix.

The houses have their own patterns. The National Register nomination for Arlington Forest describes 682 brick homes built between 1939 and 1948, each with a full unfinished basement of solid concrete. Most of those basements have been finished since, some of them more than once.

We look first at the areas you are concerned about, then at the places where homes most commonly have problems, and we tell you where the mold is and its likely sources, often more than one!

Do You Inspect Condos?

Yes! We inspect the unit you own. It often helps to bring the building's management in early.

Do I Need an Inspection If I Can See the Mold?

If you are confident you know the cause, or the mold followed a specific event, and the affected area is clearly defined, then testing is not necessarily needed. Post-remediation testing could, and often should, be performed. Testing is also advisable when you think something is wrong with your environment but don't know for sure, and you want to quantify the risk or find where the problem is.
