Black Mold in Reston Homes: Moisture Is the Story

What people call "black mold" is usually Stachybotrys chartarum. The CDC describes it as a greenish-black mold and says constant moisture is required for its growth.

So the first question is where the moisture has been coming from. In Reston the candidates include a shared wall, a lower level set into a hillside, or plain indoor humidity. The EPA advises keeping indoor humidity below 60 percent, ideally between 30 and 50 percent.

Cooling is part of that. In October 2025, FFXnow reported that RELAC, the lake-water cooling utility serving 343 townhomes, 258 condominiums and 25 commercial units at Lake Anne, shut down. Air conditioning also takes moisture out of the air, so homes that relied on RELAC need another way to do both.

Do I Need to Test It First?

Often, no. When the cause is known and the area is defined, testing before removal is not necessarily needed, and the EPA says that in most cases sampling is unnecessary if visible mold growth is present. Testing is advisable when you suspect a wider problem and want to quantify the risk or find where it is, and again after remediation.
