Attic Mold in Bethesda: Old Colonials, New Builds and Tall Trees
Bethesda's trees are protected by law. Montgomery County's Tree Canopy Law took effect on March 1, 2014, and it requires shade trees to be planted, or a fee paid, when development needs a sediment control permit. Mature trees are part of what makes these neighborhoods what they are.
A roof under mature trees collects leaves and stays shaded, so it dries slowly. That is true for an older colonial with a walk-up attic and for the new house that replaced one. Montgomery Planning reported in 2019 that the County had averaged over 230 teardowns a year since 2013, each replaced one for one.
Old attics and new ones tend to have different habits. An older attic has usually had insulation added and bathroom fans installed long after the house was built. A new one sits over a tightly built house under a roof with many more angles.
The likely sources are familiar either way: a roof leak, a bathroom fan that ends in the attic instead of outdoors, or an attic that does not breathe well, and often more than one. You get a careful plan and a clear price before work starts!

Attic Mold Remediation Questions, Answered
Is Attic Mold a Problem If I Never Go Up There?
The attic isn't sealed off from the rest of your home — air and moisture move between them, and mold can quietly damage the wood structure over time. You don't have to go up there for it to matter.
How Much Will This Cost?
It depends on how much of the attic is affected. For mold you can see, the estimate is free, and you'll know the price before work starts.
What Causes Attic Mold?
Usually trapped moisture — for example, bathroom fans that vent into the attic instead of outside, which the U.S. Department of Energy notes can cause mold growth.
Will Insurance Cover It?
Coverage depends on your policy and the cause. We'll help you understand your options.
Does Attic Mold Matter If Nobody Goes Up There?
Yes. The attic shares air with the rest of the house through the ceiling, the attic hatch and the ductwork, and the moisture that fed the growth usually points to a roof, ventilation or bathroom-exhaust issue that will keep working on the house. Dealing with it on your schedule is easier than dealing with it after the next leak.
Will It Come Back?
Mold needs moisture to grow. We'll point out the likely moisture sources — there's often more than one — so you can decide what's right for your home.
