McLean's older ramblers and colonials have been added onto for decades, and additions often sit over a crawl space. Those low spaces depend on the ground around the house staying reasonably dry.

That ground has been changing. Fairfax County says it issues approximately 650 permits a year for individual single-family homes, and the McLean Citizens Association has told the County that many of McLean's stream valleys experience severe erosion due to infill development and construction activity.

The County has responded. A 2022 technical bulletin requires new infill homes to provide on-site storage for stormwater equal to 2.56 inches of rainfall. Houses built before that rule, and the older homes next to them, are left to manage with grading, gutters and downspouts. The Northern Virginia Soil and Water Conservation District puts it simply: most wet basements are a result of water problems outside of the house.
