Mold Testing for Leesburg Homes
Leesburg has historic homes downtown with old stone foundations, and large neighborhoods built from the 1980s on. Older foundations and finished basements in newer homes are both common places for moisture.
Every Leesburg testing visit begins with a mold or water damage inspection of the entire conditioned home, so samples are taken where they will tell you the most. Air and surface samples come back the next business day in most cases, and we call you to walk through the results.
Do You Serve Leesburg?
Yes! All of Leesburg, plus nearby Ashburn, Purcellville, Lansdowne and Waterford.
Do I Need Testing If I Can See the Mold?
Not always. If you can see it, a free estimate for removal is often the better first step. Testing is for what you cannot see, for a doctor's request, or for a record before and after remediation.
How Fast Will I Get Results?
Air and surface samples normally come back the next business day. ERMI, HERTSMI-2, Actinomycetes and Endotoxin take about 10 days, and Mycotoxin about 5.
ZIP codes we serve in and around Leesburg: 20175, 20176
What We Test and What It Costs
Testing begins with a mold or water damage inspection of the entire conditioned home, then sampling where the inspection points. Air and surface samples answer what is here and how much. Dust tests answer what the home has accumulated over time, which is why doctors request them for sick homes. Pricing reflects normal business hours.

Air and Surface Testing
Air Sample
Measures the concentration and type of mold spores in the air of a room, compared with the air outdoors. The standard test for a musty odor, a past leak, or a suspected problem with nothing visible.
Includes the first two samples of any type (air, tape lift or swab), the inspection, the report and the follow-up call. Additional samples $45 each.
Results normally next business dayTape Lift
Collects a surface sample from visible growth or staining to identify the organism. The fastest way to distinguish mold from dirt, soot or mildew.
Includes the first two samples of any type (air, tape lift or swab), the inspection, the report and the follow-up call. Additional samples $45 each.
Results normally next business daySwab
Samples damp or irregular surfaces where tape will not adhere, such as grout, framing or cabinet interiors. Identifies the mold present and is often paired with an air sample.
Includes the first two samples of any type (air, tape lift or swab), the inspection, the report and the follow-up call. Additional samples $45 each.
Results normally next business dayDust tests (DNA and bacterial analysis)
Sick Home and Doctor-Requested Testing
ERMI
The Environmental Relative Moldiness Index is a DNA-based dust analysis that scores a home's overall mold burden across 36 species, including those associated with water damage. The test most often requested by doctors for a sick home.
Includes the first sample, overnight delivery to the laboratory, the report and the follow-up call. Additional samples $295 each.
Results in approximately 10 daysHERTSMI-2
A focused dust analysis of the five species most strongly associated with water-damaged buildings. Commonly used after remediation to assess whether a home is ready for occupancy.
Includes the first sample, overnight delivery to the laboratory, the report and the follow-up call. Additional samples $295 each.
Results in approximately 10 daysActinomycetes
A DNA-based dust analysis for actinobacteria, which colonize chronically wet building materials and are evaluated alongside mold in sick homes. Frequently ordered with ERMI or HERTSMI-2.
Includes the first sample, overnight delivery to the laboratory, the report and the follow-up call. Additional samples $295 each.
Results in approximately 10 daysEndotoxin
Measures a bacterial by-product that accumulates in water-damaged homes and is not detected by mold testing. Used when a home continues to test poorly after remediation.
Includes the first sample, overnight delivery to the laboratory, the report and the follow-up call. Additional samples $295 each.
Results in approximately 10 daysMycotoxin
Mycotoxins are invisible chemical by-products of certain molds that settle into household dust and onto surfaces and remain long after the mold itself is gone. Samples are analyzed by liquid chromatography–mass spectrometry (LC-MS/MS), the reference method for mycotoxin detection, which identifies and quantifies the specific toxins present.
Includes the first sample, FedEx delivery to the laboratory, the report and the follow-up call. Additional samples $195 each.

Mold Testing Questions, Answered
Which Test Do I Need?
It depends on your question — what's in the air, what's growing on a surface, or what your doctor has asked for. We'll help you choose.
Are Store-Bought Test Kits Accurate?
They can be hard to interpret. Professional samples go to an accredited lab, and you receive the full laboratory report.
My Doctor Asked for ERMI or HERTSMI-2. Do You Do That?
Yes. Some doctors request ERMI or HERTSMI-2 testing, and we collect those samples regularly.
How Fast Will I Get Results?
Air and surface samples taken by 3 PM ET usually come back the next business day. You receive the laboratory report, and we walk you through it.
What Does It Cost?
Air cassette and surface sampling starts at $495, which includes the inspection, the first two samples, the lab report, and a follow-up phone call. Each additional air or tape sample is $45. ERMI, Actinomycetes and Endotoxin testing are $595 each, including the first sample; HERTSMI-2 is $495, including the first sample. Each additional dust sample is $295. Mycotoxin testing is $495, including the first sample; each additional sample is $195.
Additional Questions
What's the Difference Between Air and Surface Samples?
Air samples show what's in a room's air. Surface samples identify what's growing or has collected on a specific spot.
Can You Test After Remediation?
Yes. Testing after the work is done is a common way to check results.
Do You Test Outside Virginia and Maryland?
We test homes across large parts of Virginia and Maryland. Check your ZIP code to find out.
Do I Need Testing If I Can Already See Mold?
Often, no — and we'll tell you when it isn't worth your money. If you can see mold, the next step is usually a plan to remove it. Testing earns its keep when you can't see the problem, when your doctor has asked for specific data, or when you want confirmation after work is done.
